Conventional wisdom says spring is the best time of year to sell your home. While spring is definitely the busiest time of year to buy or sell a house, that doesn’t mean you can’t sell in winter! Even if it’s freezing and snowing, you can still get a great deal for your house; you just need to put in a little work. Here are my best tips to help you get your home market-ready for the winter months:


1. Create a warm and inviting atmosphere. The cold and snowy weather can be a bit of a downer, but it gives your home a chance to show off! Consider lighting subtle candles to give your home a nice smell and add some extra light. You may want to play some calming music as well. Finally, make sure you keep the heat up to a comfortable temperature for your buyers so they feel cozy as they view your home. 

 

2. Get your curb appeal ready for winter. First impressions matter in real estate, which is why how your home looks from the outside is so important. The winter months provide unique challenges for this situation, like snow. Make sure your driveway is cleared off, and buyers have a clear path to your front door. Also, consider some subtle winter decorations to liven things up; just make sure you don’t go too far!

Should I Sell My Home During the Holidays?

I explain why it still makes sense to sell your home during the holidays, from motivated buyers to lower housing inventory.


Do you need to sell your home soon but are afraid no one will want to buy during the holidays? Conventional real estate wisdom says that no one is looking to purchase a house this time of year. After all, everyone’s kids are home from school, and they must be incredibly busy from the holidays, right? 

 

The truth is that most people move when they need to, not when they want to. You can still get a great deal during the holiday season for your home sale; in fact, there are even a few key advantages. Here are three reasons why you should consider selling your home during the holidays: 

 

1. People have more time off during the holidays. It’s true that people are busy on Thanksgiving, Christmas, and New Year’s, but you have to remember that those are only three days out of the year. For the rest of the holiday season, most people have extra time off to look at homes and plan out a move. A three-day weekend or extended break is just the excuse some buyers need to get out and look at your home.

2. Inventory is low. When you list your home, you want there to be the least amount of competition possible so that you’re in a stronger negotiating position with buyers. Fortunately, December and January are when homes for sale hit a year-long low. This means buyers don’t have as many choices, and you might be able to ask for more concessions during negotiations. 

 

3. Buyers are highly motivated this time of year. You don’t have to worry about window shoppers this time of year. If a buyer is interested in your home during the holiday season, it probably means they need to move as soon as possible. This could be because they need to get a new job, they need to move soon for tax reasons, or anything else. Whatever their motivation is, you can be sure they’re more likely to be serious about buying your home and following through with the deal.

Three critical factors that determine how long it takes to sell your home.

 

Wondering how long it will take to sell your home this summer? According to Redfin, the average home takes about 32 days on the market to sell. However, this number is just an average; in reality, some homes sell almost instantly, while others stagnate on the market for months. Why is this? In my opinion, it comes down to three key factors: Condition, accessibility, and pricing. Today, I’m going to break down each of these factors and explain how you can leverage them to sell your home faster:

 

1. Condition. You can’t control your location, but you can upgrade your home’s condition before you hit the market. Make sure you take care of any minor repairs upfront. You may even want your agent to do a walkthrough of your home and point out anything that might worry buyers. Small things might not seem like a big deal, but they leave an impression on your buyers that your home might not be in good shape. Plus, buyers don’t have a ton of spare cash due to high prices and interest rates. If they don’t have to pay for repairs themselves, they’ll be more likely to put in an offer fast.

2. Accessibility. Buyers can’t put an offer on a home they can’t see. Being as accessible to buyers as possible will increase your showings and net you better offers faster. 3. Pricing. Your initial price is more than just a number; it’s the first part of your marketing strategy. Work with your agent to find similar homes in your area that have sold recently to find a good starting point. From there, choose a reasonable starting price to draw attention, create competition, and start a bidding war. This will help your house sell quickly and naturally increase the price to wherever the market is at.
